The Nigerian Institute of Building (NIOB), Lagos State Chapter, has called for wider adoption of digital technologies and stronger professional supervision across construction projects to improve quality control and reduce building failures.

The call was made ahead of the 2026 Lagos Builders’ Conference and Annual General Meeting, with the institute identifying Building Information Modelling (BIM), drones, digital documentation and remote monitoring systems among the technologies that can strengthen construction oversight.

Digital Tools Target Project Control

According to the NIOB, digital technologies should be integrated across key stages of project delivery, including procurement, monitoring, control and quality management.

BIM can provide a shared digital representation of building components and project information, while drone-based inspections and remote monitoring can provide additional visibility over construction progress and site conditions.

Digital documentation can also create a more traceable record of project decisions, inspections and activities throughout the construction cycle.

Professional Supervision Remains Central

The institute's position places digital adoption alongside, rather than in place of, professional oversight.

Technology can improve the availability and traceability of project information, but construction quality still depends on competent professionals, adherence to approved designs and specifications, appropriate materials and effective site supervision.

The combination of digital monitoring and professional supervision is therefore being positioned as a means of strengthening project control and reducing avoidable failures.

Why the Development Matters

Contractors: Digital project records and remote monitoring can improve visibility over construction activities and provide stronger documentation of project performance.

Developers: BIM and digital oversight can support coordination between consultants, contractors and other project stakeholders.

Project managers: Real-time monitoring and structured documentation can improve tracking of progress, defects and compliance.

Regulators and professionals: Digital records could strengthen inspection, accountability and traceability across project stages.

Technology providers: Wider adoption of BIM, drone surveying, remote monitoring and construction-management platforms could expand Nigeria’s ConTech market.

Nomarc Market Signal:
The NIOB's position signals a growing emphasis on digital project governance, where technology is used not simply to improve efficiency but to strengthen documentation, supervision and quality control. For Nigeria's construction industry, the opportunity is increasingly in connecting digital tools with established professional and regulatory processes.
